It's especially interesting to see that in four of the most competitive markets, even the fifth-highest sale surpassed $10M—proof of just how deep the luxury segment runs in those areas. One particular market stood out for its tight spread, with its top five sales all landing between $24M and $40M in this period. This data is pulled from publicly marketed listings, so private transactions may not be fully captured, and in nondisclosure states, these numbers reflect listing prices rather than sales. South Florida FL Market Gains Momentum
Momentum is building across South Florida’s real estate markets as we head further into 2026. What stands out most to me, working with buyers and sellers from Boca Raton to Delray Beach, is that the real constraint isn’t a lack of demand—it’s a tightening supply of available homes. The current low-6% mortgage rates have brought a sense of stability, and for those ready to make a move, that steady environment can be an advantage. In the ultra-luxury segment—homes priced above $5 million—there are about 488 single-family listings, with around 43 sales each month. Condo sales in that same segment are averaging about 20 per month. When you step back and look at the broader region, there are roughly 4,500 homes on the market; about 10% are listed above $5 million, and another 10% fall below $500,000. This spread shows how limited supply can help support property values across all price ranges. If inventory remains tight, we could see continued upward pressure on prices. And with a property tax referendum on the horizon, some owners may be rethinking their next steps.
