What stands out most to me, working with buyers and sellers from Boca Raton to Delray Beach, is that the real constraint isn\u2019t a lack of demand\u2014it\u2019s a tightening supply of available homes. The current low-6% mortgage rates have brought a sense of stability, and for those ready to make a move, that steady environment can be an advantage. In the ultra-luxury segment\u2014homes priced above $5 million\u2014there are about 488 single-family listings, with around 43 sales each month. Condo sales in that same segment are averaging about 20 per month. When you step back and look at the broader region, there are roughly 4,500 homes on the market; about 10% are listed above $5 million, and another 10% fall below $500,000. This spread shows how limited supply can help support property values across all price ranges. If inventory remains tight, we could see continued upward pressure on prices. And with a property tax referendum on the horizon, some owners may be rethinking their next steps.
