Yet, even with more homes available, pending US home sales dipped 1.1% week-over-week to a six-month low\u2014high housing costs are still keeping many buyers on the sidelines, despite the national improvement in inventory. The median US home-sale price climbed 1.9% year-over-year, topping $400,000, while average mortgage rates hovered near 7%, approaching a 13-month high.<\/p>\n<p>For my clients in Greater Boca Raton and Delray Beach, this type of market brings opportunity\u2014rising inventory and softer demand mean active buyers can often negotiate on price or request concessions, especially on properties that have been listed for several weeks.
