More Homes Hit the Market as Demand Cools

We’re seeing a noticeable shift in the real estate landscape: over the four weeks ending August 23, new US listings increased by 0.4% week-over-week, and total homes for sale also rose by 0.5%, marking the highest inventory since early Q2. Yet, even with more homes available, pending US home sales dipped 1.1% week-over-week to a six-month low—high housing costs are still keeping many buyers on the sidelines, despite the national improvement in inventory. The median US home-sale price climbed 1.9% year-over-year, topping $400,000, while average mortgage rates hovered near 7%, approaching a 13-month high.
