Florida’s real estate scene is a study in contrasts—plenty of properties available, yet so many buyers struggling to find the right fit for their needs, budgets, and lifestyles. In my years working with clients across Boca Raton and Delray Beach, I’ve seen firsthand how our state’s aging, owner-heavy housing stock often doesn’t align with what the next generation of homebuyers is looking for—or what they can afford. Here, affordability isn’t just about the listing price. Homeownership decisions are shaped by insurance costs, HOA dues, maintenance, storm risks, and even the necessity of owning multiple cars. Ideally, established neighborhoods would offer the flexibility for residents to move within their own communities—downsizing to a cottage, townhouse, or apartment when the time is right. The big question for Florida: can we create enough variety in home types, sizes, and locations so that future buyers—whether inheriting or purchasing—find a place that truly works for them? Putting clients first means always considering these bigger-picture challenges, because satisfaction comes from finding not just any home, but the right one.
